Sell Your Property in Punta Cana

The buyer for your property is probably not in the Dominican Republic. I know where they are and how to reach them.

Why work with me

What you get when you work with me

International reach

Your property is marketed on local and international listing portals, and through my network of brokers in the US, Canada and Europe who send buyers to Punta Cana.

Real market pricing

Valuation based on actual closed sales in your own complex or area — not the fantasy prices that flood the tourist listing sites.

Selling with tenants or active rentals

If your unit is in a rental program, I coordinate showings without disrupting your bookings and sell using its rental track record as a selling point.

Villas with pools in Punta Cana Village

Selling a property in Punta Cana has a quirk many owners discover too late: the buyer is almost never local. It's a Canadian escaping winter, an American after dollar-denominated rental income, a European planning retirement. Reaching that buyer takes marketing in their language, on their channels, with the arguments they actually value — and that's exactly my specialty.

The first step is price, and here I'll be blunt: the portals are full of listings anchored to prices nobody pays, sitting there for years as monuments to bad valuations. I price using real closed sales — what sold in your complex, for how much, and when — and I show you the comparables. The right price generates showings in the first few weeks, which is when your listing has the most momentum on the portals.

Next comes presentation built for the remote buyer: professional photography that captures the Caribbean light, a full video walkthrough (most prospects decide on the showing — or even the offer — from abroad), and a fact sheet covering what that buyer always asks: HOA fees, rental history if it exists, CONFOTUR status, and closing costs. If your unit generates rental income, that track record becomes the strongest selling point, and I document it as such.

From interest to closing, everything can happen remotely: negotiation by video call, a digital purchase agreement, consular powers of attorney if the buyer doesn't travel. I've closed sales where neither buyer nor seller ever set foot in the country during the process. If you want to know what your property is really worth in today's Punta Cana market, request your valuation — it's free and there's no obligation.

How it works

The process, step by step

  1. 1

    Honest valuation

Analysis based on real closed sales in your area or complex, with a list price justified in writing. No wishful thinking.

  2. 2

    International production

Professional photos and video, plus a bilingual (ES/EN) fact sheet with everything the foreign buyer expects.

  3. 3

    Multi-channel distribution

Local and international portals, plus my network of foreign brokers, plus my own pipeline of active buyers.

  4. 4

    Negotiation and remote closing

Screening prospects, negotiating, and handling the full legal coordination — with powers of attorney if either party doesn't travel.
