The area splits into micro-markets that each work differently. Bávaro and Los Corales offer near-beach condos from US$120,000, ideal for vacation rental; Cocotal and White Sands revolve around golf at mid-range prices; Punta Cana Village is the residential heart for families who live here year-round; and Cap Cana and Puntacana Resort play in the premium league. The classic mistake of the remote buyer is choosing by photos: two projects with near-identical renderings can have rental occupancy rates that differ by 30 points because of management and exact location.
That's why my advisory work starts with data, not brochures: real occupancy and rental figures for the complexes I work with, true maintenance costs, and the developer's track record if you're buying pre-construction. Add the tax layer — CONFOTUR projects waive the 3% transfer tax and the annual property tax for years — and the right choice can mean tens of thousands of dollars of difference in total return.
The Dominican buying process is foreigner-friendly: all you need is a passport, the title is verified at the Title Registry, and a typical closing takes 30-45 days. I coordinate the whole thing wherever you are: live video walkthroughs, a bilingual closing attorney, and signing by power of attorney if you can't travel.
