Villas in Punta Cana Village

The residential community families prefer in Punta Cana.

Punta Cana Village is the go-to residential zone for people who live and work in Punta Cana: family villas from US$250,000, international schools five minutes away, and airport proximity without the noise of the hotel strip. A purchase built for living, backed by solid long-term rental demand.

Unlike Bávaro, which revolves around tourism, Punta Cana Village was built for everyday life: pilots, hotel managers, doctors and the families who keep the destination running all live here. The result is a community with quiet streets, 24/7 security and everything essential inside or minutes away — Punta Cana International School, a church, plazas with restaurants and BlueMall right at the exit.

The typical inventory is 2- to 4-bedroom villas with a yard and often a pool, in gated developments within the Village or its immediate surroundings. Prices start around US$250,000 for two-bedroom villas and reach US$600,000+ for spacious homes in the newer phases. Long-term rental demand is steady — the destination’s executive staff needs quality housing — which gives any purchase a solid backup plan.

One important nuance: the Village is 10-15 minutes from the beach by car; if your priority is walking straight onto the sand, look instead at Los Corales or Cap Cana. If your priority is raising a family near good schools with the airport five minutes away, there is no better zone in the east of the country.

“What convinced me about Carlos is that he showed me the real running costs of every complex, not just the brochure. I bought under CONFOTUR and the tax savings paid for the full furniture package.”

“Carlos sold us our condo in Los Corales while we were in Madrid. Video walkthroughs, real occupancy numbers and a flawless closing by consular power of attorney. The apartment rents better than we projected.”
