Question 1

What returns can I expect in Punta Cana?

Accepted Answer

With professional management, a well-located unit generates between 6% and 9% net annual return in vacation rental. High season runs from December to April and drives most of the year's results.

Question 2

What is CONFOTUR and why does it matter?

Accepted Answer

It's the tourism incentive law: qualifying projects are exempt from the 3% transfer tax and from the IPI property tax for fifteen years. On a US$200,000 purchase, that is about US$6,000 in immediate savings.

Question 3

Can I buy without traveling to the Dominican Republic?

Accepted Answer

Yes. You can close with an apostilled power of attorney, and I do live video walkthroughs. Many of my clients bought without ever setting foot in the country and saw their property for the first time on handover day.
